Mortgage Rates Are Rising. Does That Mean You Should Put Your Homeownership Plans on Hold?

Not necessarily. A changing interest-rate environment calls for better strategy—not panic.

There is no question that mortgage rates have moved higher recently. And when rates rise, buyers naturally begin asking one very important question:

“Can I still afford to buy the home I want?”

It is a fair question. Interest rates absolutely affect purchasing power and monthly payments. But a higher mortgage rate does not automatically mean buying a home is a bad financial decision—or that buyers should abandon their plans altogether.

Instead, today's market makes it more important to understand the numbers, evaluate your complete housing budget, and negotiate strategically.

Where are mortgage rates today?

As of mid-September 2026, the national 30-year fixed mortgage environment is roughly in the 6.75% to 7.25% range, depending upon the lender, borrower qualifications, points, loan program and the day the rate is quoted.

Freddie Mac reported a national weekly average of 6.76% on September 10, while Mortgage News Daily's daily index was approximately 7.22% on September 15.

What Does That Actually Mean for a Buyer?

Headlines about mortgage rates rarely tell you what matters most:

Let's use a realistic York County, South Carolina example.

Actual property taxes can vary significantly throughout York County depending upon municipality, school district, special tax district, assessed value, exemptions and location.

Homeowners insurance, HOA dues, flood insurance where applicable, maintenance, utilities and other ownership expenses are not included in the table because those costs vary substantially from property to property.

Here's the Part That Often Gets Missed

Moving from a 6.50% mortgage rate to approximately 7.22% on this particular loan changes principal and interest by about $239 per month.

That matters.

But it is very different from saying that a home has suddenly become unaffordable simply because mortgage rates increased.

A buyer should look at the entire transaction.

A Higher Rate Can Sometimes Create Other Opportunities

When higher rates cause some buyers to step temporarily out of the market, the buyers who remain may occasionally encounter something that was very difficult to find during extremely competitive markets:

Negotiating leverage.

Depending on the property and the seller's circumstances, that can potentially mean:

  • Negotiating the purchase price
  • Requesting seller-paid closing costs
  • Negotiating funds toward an interest-rate buydown
  • Having more time to properly inspect the property
  • Facing fewer competing offers on certain homes
  • Negotiating repairs or other concessions

None of those opportunities are guaranteed. Every home and every transaction is different. But focusing exclusively on the mortgage rate can cause buyers to overlook other parts of the transaction that can have a meaningful financial impact.

Consider the Cost of Waiting, Too

Buyers sometimes decide they will simply wait until mortgage rates decline.

That may work—but it comes with an important unknown:

What happens to home prices while you wait?

If rates eventually decline, more buyers could return to the market. Increased buyer demand can create greater competition for desirable homes and may influence prices.

On the other hand, rates could remain elevated longer than expected.

No one can reliably predict the exact direction of mortgage rates or home prices. That is why the better question is often not:

“Is this the perfect market?”

It is:

“Does buying this home, at these numbers, make sense for me right now?”

The Rate You Start With Does Not Necessarily Have to Be the Rate You Keep Forever

A fixed-rate mortgage provides certainty because your principal-and-interest payment remains fixed for the life of the loan.

If mortgage rates decline meaningfully in the future, homeowners may have an opportunity to explore refinancing, subject to qualification, closing costs, market conditions and lender requirements.

Buyers should never purchase a home based on the assumption that refinancing will definitely become available. But the possibility of refinancing is one reason today's interest rate should be viewed as part of a larger financial strategy rather than the only factor in a home-buying decision.

Today's Market Rewards Prepared Buyers

Higher rates do change the equation.

They do not eliminate opportunity.

Buyers who understand their monthly payment, maintain financial flexibility, compare lenders, evaluate multiple financing structures and negotiate intelligently can still make very strong real estate decisions.

And in markets such as Lake Wylie, Clover, York, Fort Mill and the greater Charlotte region, every property deserves to be evaluated individually—not simply through the lens of a national mortgage-rate headline.
